Frequently Asked Questions
Flora Farms Mulegé – Bahía Concepción, Baja California Sur
These are the questions people ask first about camping, access, safety, and what we actually have right now.
If you don’t see your question here, send us a message and we’ll give you a straight answer.
1. Where is Flora Farms Mulegé located?
We are located between Highway 1 and Bahía Concepción near Mulegé, Baja California Sur, Mexico.
Our property is:
- 560 acres from the paved highway down toward the bay
- A short drive from the town of Mulegé
- In one of the most scenic sections of the Baja coastline
We send exact GPS coordinates and detailed directions after you book.
2. Do you have full hookups?
Right now: No.
We are in Phase One: dry camping only.
That means:
- No individual water hookups at sites
- No individual sewer hookups
- No individual electrical hookups
You must arrive prepared for off-grid / dry camping.
As we grow, we will add:
- A bath house with showers and toilets
- Full-hookup RV sites (water, sewer, 30/50-amp electric)
When that’s ready, we’ll update the site and your booking info.
3. What kind of rigs can stay there?
We welcome:
- Class A, B, and C motorhomes
- Fifth wheels and travel trailers
- Truck campers and vans
- Overland rigs and rooftop tents
The access road from the highway is a graded dirt road across our land.
We recommend:
- Decent ground clearance
- Driving slowly and carefully on the dirt sections
If conditions change (heavy rain, etc.), we’ll update road info in your pre-arrival email.
4. Is it safe?
It’s private land with controlled access off Highway 1.
We are:
- Away from town noise and busy beach crowds
- Located on a large private property with limited access points
As with anywhere in Baja:
- Lock your rig when you leave
- Don’t leave valuables outside unattended
- Use basic common sense
We live and work in the area and are building this as a long-term, family-connected project—not a quick flip.
5. Do you allow pets?
Yes, well-behaved pets are welcome.
Rules:
- Pets must be under control at all times
- Use a leash when near other guests or common areas
- Clean up after your animals
- No aggressive behavior toward people or other animals
If your pet is out of control or unsafe, we reserve the right to ask you to leave. Simple.
6. Do you have Wi-Fi?
In early phases:
- Wi-Fi may be limited or only available in specific areas, if at all
- Assume you’ll be using your own cellular data
As we build out solar and infrastructure, we plan to:
- Add reliable Wi-Fi in key areas of the property
If Wi-Fi is critical for you (work, etc.), message us before booking so we can give you the current reality, not a guess.
7. Can I just show up without a reservation?
We strongly recommend booking in advance.
Why:
- This is private property, not a public campground where you can just drive in
- We need to control how many rigs are on the land at once
- We want to keep the place quiet and low-density
If you’re nearby and thinking of dropping in same-day, contact us first to see if we can accommodate you.
8. How does self check-in work?
Simple:
- Book online and receive your confirmation email.
- Your email includes:
- Directions
- Arrival info
- A link or QR code for self check-in
- When you arrive, follow the signs to the entrance.
- Scan the QR code on the sign or use the link in your email.
- Fill out the quick form (name, rig, dates, etc.).
After that, you’re checked in and can go to your site.
If you have any issues, message us on WhatsApp or reply to your confirmation email.
9. What should I bring for dry camping?
Because we are dry camping only right now, we recommend:
- Full fresh water tank
- Empty gray and black tanks
- Solar or generator for power
- Leveling blocks
- Extra drinking water
- Trash bags
- Warm layers for cool evenings
- Shade (awning, canopy, or tarp)
We’ll include a packing checklist in your confirmation email so you don’t miss anything important.
10. Do you have toilets or showers?
Early phase:
- We will have basic toilet options (composting or portable toilets)
- Showers may be limited or not available yet
Future phase:
- A bath house with proper showers, toilets, and sinks is in the plan
We’ll clearly state what’s available at the time of your booking so there are no surprises.
11. Can I swim or get to the bay from the property?
Yes, the 560-acre property runs down toward Bahía Concepción.
Right now:
- Access to the bay may be simple and rustic
- We are improving roads and paths step by step
Swimming and water access are possible, but we will:
- Tell you where it’s safe to go
- Mark any areas that are off-limits or under development
Future:
- Better paths, marked access points, and organized water activities (kayaks, pangas, etc.)
12. What about fresh food and groceries?
We have a local fruit and vegetable stand on or near the property where:
- Fresh organic produce is delivered daily from two partner organic farms about 10 miles away
- You can buy fresh vegetables and fruit to cook at your rig
For other groceries:
- The town of Mulegé has shops and basic supplies
- We recommend stocking up on essentials before heading out, especially for longer stays
13. Is this the same as Flora Farms in San José del Cabo?
No. We are not the same business as Flora Farms in San José del Cabo.
Flora Farms Mulegé is:
- A separate project in Mulegé, Baja California Sur
- Inspired by the farm-to-table and eco-conscious mindset
- Focused on RV camping, organic produce from nearby farms, and bayfront land
We respect what they’ve built, but this is its own project, owners, and location.
14. Do you offer tours and experiences?
We are starting small.
Right now or very soon, we will offer:
- Sunrise walks to ridges and viewpoints
- Sunset viewpoint & campfire gatherings (when fire conditions allow)
- Farm visit & fresh veg box from our partner organic farms
Future:
- Kayak and panga options on Bahía Concepción
- More structured farm-and-bay experiences
As experiences go live, we’ll list them on:
- Our Experiences & Tours page
- And eventually on platforms like Viator
15. Do you do long-term or seasonal stays?
Yes, we are planning for long-term and seasonal RV stays.
Right now:
- You can ask about multi-week or monthly stays on a case-by-case basis
Future:
- Dedicated long-term and seasonal sites
- Special pricing and priority booking for returning guests
If you’re interested, join our Long-Term Stays / Real Estate interest list or contact us directly.
16. Can I invest or buy property there?
We are working toward:
- Full-hookup RV sites
- A small number of bay-view casitas
- Potential fractional homes on the property
Nothing is for sale yet.
Right now, you can:
- Stay as a guest
- Join the Real Estate & Future Stays interest list
- Tell us what kind of ownership or long-term access you’d actually want
When we’re ready with real, legal offerings, we’ll contact that list first.
17. Can I come with a group or club?
Yes, small groups and RV caravans are welcome—with advance notice.
If you have:
- An RV club
- A small overland group
- A retreat group or friends traveling together
Contact us with:
- Number of rigs
- Dates
- What you’d like (just sites, simple experiences, farm boxes, etc.)
We’ll see what’s possible and give you a clear, simple answer.
18. What’s your cancellation policy?
You can set this how you want, but here’s text you can start with and adjust:
Sample Policy – Adjust as Needed:
- Full refund for cancellations 7+ days before arrival
- 50% refund for cancellations 3–6 days before arrival
- No refund for cancellations within 48 hours of arrival, or for no-shows
We’ll always do our best to be fair, but we also need to protect the project and other guests.
(Replace this with your real policy and make sure it matches your booking plugin.)
