Site Rules & Expectations
Flora Farms Mulegé – Bahía Concepción, Baja California Sur
Flora Farms Mulegé is a real project on real land.
To keep it safe, peaceful, and worth coming back to, we keep our rules simple and firm.
By staying here, you agree to all of the following.
1. Respect the Land
- Stay on existing roads and marked areas.
- No off-road driving across untouched desert.
- Do not cut, burn, or damage live plants or cactus.
- Do not leave trash, cans, bottles, or cigarette butts on the ground.
- Use the designated trash area for all garbage.
If you abuse the land, you will be asked to leave. No refund.
2. Quiet Hours
This is a quiet place, not a party strip.
- Quiet hours: 10:00 PM – 7:00 AM
- Keep voices low near other rigs at night.
- No loud music, speakers, or generators during quiet hours.
If you want to party all night, this is not your spot.
3. Generators & Noise
We know some rigs need generators. We just don’t want to hear them all day.
- Run generators only when truly needed.
- No generators during quiet hours (10 PM – 7 AM).
- If your generator is extremely loud or constant, we may ask you to limit use or change your setup.
Be considerate. Everyone here is paying for peace and space.
4. Fires & Fire Safety
We’re in a desert. Fire can ruin everything.
- No open fires except in designated fire areas or approved fire pits.
- Fires may be completely banned during high-risk periods.
- Never leave a fire unattended.
- Put fires fully out before leaving or going to bed.
- No burning trash or plastics—wood and clean paper/cardboard only.
If we say “no fires right now,” that’s not negotiable.
5. Waste, Tanks & Water
This is dry camping on private land. You are responsible.
- No dumping gray or black tanks on the ground—ever.
- Use legal dump stations in town or where we specifically direct you.
- Keep all wastewater contained in your rig.
- Do not wash vehicles or rigs with hoses unless specifically allowed.
- Be smart with water use; this is Baja, not a water park.
Anyone caught dumping will be told to leave immediately, no refund.
6. Pets
We like animals. We don’t like chaos.
- Pets are welcome if they are under control.
- Keep pets on leash or very close when near other guests or common areas.
- Pick up all pet waste—no exceptions.
- No aggressive or constantly barking dogs.
- If your pet threatens people, other animals, or the peace, we will ask you to leave.
Your dog, your responsibility.
7. Visitors
Visitors are fine if they respect the space.
- All visitors must check in with your group and follow all rules.
- You are responsible for anyone you invite onto the property.
- No large unannounced groups, parties, or events.
If you want to bring a big group, talk to us first and book properly.
8. Alcohol, Drugs & Behavior
We’re not your parents, but we won’t host a circus.
- Responsible drinking is fine.
- No drunk, aggressive, or dangerous behavior.
- Illegal drugs are not allowed.
- If your behavior puts others at risk or destroys the vibe, we will ask you to leave.
No refund if you’re removed for behavior.
9. Music & Speakers
- Keep music at a reasonable volume, especially in the evenings.
- During quiet hours, no amplified music.
- If your neighbor can’t hear nature over your speakers, it’s too loud.
10. Drones & Photography
We’re in a beautiful place, and we get that you want photos.
- Recreational drone use must:
- Respect other guests’ privacy
- Respect local laws and safety
- No drones buzzing low over rigs or campsites.
- No commercial photography or filming without prior permission.
Ask first if you plan to shoot content for YouTube, advertising, or any commercial use.
11. Kids & Safety
Kids are welcome. This is still raw land.
- Parents are fully responsible for their children at all times.
- Watch kids near edges, rocks, arroyos, and any bay access.
- No climbing on unsafe structures or wandering into closed areas.
We’re not liable for injuries if you ignore basic safety.
12. Bay & Water Use
Our land runs toward Bahía Concepción. Water is beautiful but deserves respect.
- Only use designated access points for the bay when provided.
- Swimming and water use are at your own risk.
- Respect boats, local fishermen, and wildlife.
- No throwing trash, cans, or bottles into the bay. Ever.
13. Respect for Locals & Community
We are part of Mulegé and Bahía Concepción, not separate from it.
- Respect local workers, neighbors, and community members.
- No harassing locals, no trashing nearby beaches or roads.
- If you go into town, act like a guest, not an owner.
If you cause trouble in the community tied to this property, you’re not welcome back.
14. No Liability for Your Stuff
You camp here at your own risk.
- We are not responsible for:
- Theft
- Damage to your rig
- Weather-related damage (wind, rain, etc.)
- Injuries caused by your own actions
Secure your things, use common sense, and know that this is real Baja, not a gated resort with security patrols every hour.
15. Breaking the Rules
We keep it very simple:
- If you break the rules or ignore warnings, we may:
- Ask you to correct the behavior, or
- Ask you to leave the property immediately
- In cases of:
- Dumping waste
- Dangerous fires
- Violence, threats, or serious disrespect
- Major damage to land or property
You will be told to leave with no refund and may be permanently banned.
16. Questions Before You Book?
If you’re not sure whether this is a good fit for you, ask first.
We’ll tell you:
- What’s ready right now
- What’s still rough or in progress
- Whether your rig and style of travel match this place
We want guests who get it, not people who feel tricked.
